From Broker to Owner: Underwriting & Acquisitions Associate for Investor Relations

You've proven yourself in brokerage. You know how to source deals, negotiate, and close. You've made six figures maybe multiple years in a row and you know this industry inside out. But deep down, you want something more than fees and listings.

Our founder has a $30M personal balance sheet, has already deployed $10M+ of his own capital, and co-invests ~20% of the equity in every deal. Were a high-performance investment firm scaling rapidly across Texas with one standard: alignment with investors and excellence in execution.

The Role

You'll operate at the intersection of acquisitions and capital raising, combining your deal instincts with relationship mastery.

  • Source and structure multifamily deals through your broker and owner networks
  • Source investor and raise capital with confidence
  • Run financial screens to identify opportunities worth pursuing, then dive into deep UW to ensure we are acquiring the best assets to deliver superior Risk adjusted returns to our capital partners
  • Represent Aligned Ventures in the Texas market with credibility and conviction
  • Earn true equity participation in every deal you source and help capitalize

This isn't an analyst or junior role. Its a chance to bring your proven brokerage background into ownership with the mentorship, capital, and infrastructure already in place.

Who You Are

  • Must be located in Austin and San Antonio, or nearby areas
  • 2+ years of brokerage/underwriting experience
  • Experience sourcing deals, building a pipeline, understand debt and equity structuring, and superior underwriting skills
  • You've had success in brokerage, investment sales, or acquisitions (multifamily preferred)
  • You've earned at least six figures and are hungry to take the next leap
  • You know how to talk numbers (IRR, cap rates, DSCR) and people equally well
  • You're competitive, self-directed, and thrive in high-accountability environments
  • You don't wait for leads you create them
  • You're ready to stop selling other peoples deals and start owning your own

Must Have Skills

Financial Modeling, Proficient Multifamily Underwriting, Follow-up, Excel Expert, Syndication Experience, Presentation Skills, P&L Analysis, Trend Analysis, and Market Analysis

Compensation & Upside

This role is built for performers not employees.

  • Base compensation: flexible, typically $60K-$100K, depending on experience and structure preference. Higher bases reduce backend upside
  • Total earning potential: $300,000-$500,000+ annually (base + commissions + equity participation)
  • Equity: meaningful ownership in every deal you source or help capitalize
  • Bonuses: performance-driven, uncapped, and tied to both deal flow and capital raised

If you're not on track to make $300,000+ in your first year, either you picked the wrong role or we picked the wrong person.

Base Compensation: $80-100K annual base salary (depending on exp & structure preference) - Paid bi-weekly.

Deal-Based CompensationCapital Raise Commission

  • 1% of all capital raised (standard)

Bonus increases to 1.5% commission once conversion thresholds are achieved.

GP Equity Participation

  • 2% of GP equity in every deal closed
  • On Aligned’s current average deal ($2.5M GP equity), this equates to $50,000 in backend equity payable upon successful exit.
