The Vice President of Development is responsible for all new construction at existing properties as well as development opportunities outside the company’s current portfolio.
Essential Functions and Responsibilities
• Oversees and implements the development strategy and plan for assets, including creating budgets and proformas, obtaining entitlements and identifying, hiring and directing architects, engineers, attorneys and other professionals to assist in the implementation of the development strategy for each project.
• Establishes budgets, proformas, and projected cash flows.
• Sets development schedule.
• Secures entitlements from local, county, state and federal government agencies.
• Negotiates approval with community stakeholders.
• Assembles the development project team including attorneys, architects and engineers, contractors, specialty consultants, and other owner-direct vendors.
• Assess potential relationships and establish deal terms with third-party development partners.
• Directs and coordinates the efforts of the team throughout the development process to ensure compliance with budget and schedule.
• Reports project status and progress to management and other stakeholders.
• Directs and coordinates the design and construction management team.
• Reviews all work in process to ensure compliance with plans and specifications, company standards.
• Reviews and recommends improvements to existing and proposed plans.
• Develops and maintains contacts with industry organizations and sources.
• Provides strategic advice on planning and development opportunities.
• Performs other duties as assigned.
Qualifications
• Bachelor’s degree in business, Real Estate, Finance, Accounting, or related area of study.
• Minimum of 7-10 years of experience in commercial real estate development experience.
• Experience in a variety of product types.
• Experience in the analysis of operational and financial data.
• Possess strong initiative and effective organizational skills.
• Ability to establish and maintain rapport with business community and interact with various levels of professionals.
• Excellent written and verbal communication skills.
• Previous experience managing a team desired.
• Valid state driver’s license.
• Exceptional ability of managing multiple projects and meeting deadlines.
