Job Description - VP of Marketing

You cannot create desire. You can only find the desire that already exists and channel it. Sentiment does not move through media. It moves through people, and only a small handful of them matter. A market, a town, or a community is never pushed into a new mood. It is handed better words for a mood it already feels, and then it thanks you for understanding it.

If these read as obvious to you, good. They are not obvious to most of the industry, and that gap is why this post exists.

Who we are

Smartland manages 1,400+ homes and apartments across Northeast Ohio, and we are quietly becoming something no property manager has been: an AI-native operator. Our leasing assistant answers prospects autonomously at 2 AM. Our internal tools are built in-house. And Smartland is no longer one business. Plumbing, cleaning, and pest control have spun out into companies of their own, and we are now building power stations, projects where what a community believes will matter more than what we build.

Who we are looking for

A brand that had lost a community's trust and won it back. What we care about is that you have moved real sentiment at least once, at any scale, on purpose, and you can show us the map you drew before you did it.

Someone who reduces everything to one sentence before approving anything. If the sentence cannot be repeated by a tired person to their spouse, the work is not ready, and you have killed beautiful creative for exactly that reason and slept fine.

Someone who measures. Opinions are hypotheses. Results are the verdict. You test the way a chemist titrates, and you have fired ideas you loved because the numbers said so.

Who this is not for

Channel specialists. Growth hackers. Anyone whose plan needs the word viral. Anyone who sneers at the audience. The consumer is not a moron, and the person who taught the world that line also taught us that work which does not sell is not creative.

And one hard floor: we persuade, we never deceive. No astroturf, no manufactured proof, no fear-farming vulnerable people. Persuasion built on lies collapses, and it is bad craft before it is bad ethics. If you have ever walked away from money over this, you will feel at
