You'll join a Dallas–Fort Worth developer bringing to market a 300-plus-home, for-sale master-planned community in one of the fastest-growing corridors of South Dallas County — a $100M+ sellout built on a simple idea: attainable new homes for families who have been priced out of the market, with amenities, near schools and parks. For many buyers, it's their first home.
As VP of Marketing & Sales, you'll own the sellout end to end — build the team, run the marketing engine, and turn a community into closings over a phased, roughly three-year program. You're building the foundation of the company's sales and marketing function: sell out this community, and you're first in line to become Head of Sales & Marketing across every community that follows.
We hire for character first. The person who thrives here leads with a genuine spirit of service — to first-time homeowners, to your team, and to the South Dallas community. Success means closings — and lives changed by ownership.
What You'll Own
The sellout. Full accountability for selling the community at the pace set by the approved phasing schedule (~8–12 closings per month), with weekly reporting of traffic, conversion, sales and closings.
The team. Recruit, train and lead a small team of new-home sales counselors (bilingual where possible); coach to close, coordinate move-ins, and personally carry early sales through pre-sale.
The marketing engine. Own the agency relationship, website and traffic generation, model-home merchandising, sales gallery, signage, events and branding — plus the marketing budget P&L.
The sales platform. Design the sales process, CRM, reporting and playbook so the same platform runs on every future community — built once here, then led by you.
The broker channel. Build and run the co-broker network across the DFW Metroplex, drive realtor-sourced volume, and open local corporate and relocation programs.
Financing-led conversion. Manage preferred-lender pre-qualification, FHA and down-payment-assistance pathways, and rate buydowns that move the payment while protecting price.
Price and pace. Manage release pricing, incentives, upgrades and spec inventory within the approved matrix — with full discretion on incentives up to 3% per home — holding margin and absorption.
This market, specifically. Lead a bicultural go-to-market for African American and Hispanic buyers as co-equal primary audiences, rooted in South Dallas community channels.
What Success Looks Like
Pre-launch (from November 2026). Process and campaigns built, broker network and VIP list running, models and sales gallery up, team hired, brand in market — so the grand opening meets a warm, pre-qualified pipeline, not an empty parking lot.
Sellout. Every home closed, at price, on or ahead of the ~38-month schedule.
What You Bring
Proven DFW new-home sales leadership, with a documented record of beating absorption and revenue targets — ideally with a production builder, in a master-planned community.
Genuine South Dallas knowledge: the submarket, buyer, schools, streets, and how homes sell here.
A record of recruiting, training and leading sales teams — including building one from scratch.
A self-starting hunter who creates momentum and treats every lead as a five-minute commitment.
Marketing fluency (agencies, web, lead gen, merchandising, events) — you think like a closer and a marketer.
AI fluency, with hands-on Claude proficiency — using AI to sharpen marketing and content, power bilingual buyer communication, and analyze pipeline and pricing.
Bicultural — able to lead, sell and recruit across African American and Hispanic communities. Spanish a strong plus.
An active Texas real estate license, strong references, and command of FHA/DPA financing.
How You're Paid
Base salary. $85,000 to $100,000 per year, fixed.
Launch draw. $6,000 per month for the first 12 months, advanced against variable pay to fund pre-launch.
Sales override. 0.50% of Net Sales Price on every funded closing community-wide — yours, your team's and co-brokers' (~$160K/year at pace).
Quarterly absorption bonus. $15,000/quarter at plan pace; $25,000 at 12+ closings/month (price at 97%+ of matrix).
Sellout bonus. $50,000 for full sellout on or ahead of schedule, at or above budgeted Net Sales Price.
Salary & Benefits
Location: On-site in South Dallas County, Texas (Dallas–Fort Worth Metroplex).
Salary: $85,000 to $100,000 base + performance pay. OTE ~$300K–$350K/year at pace; $400K+ at top quartile.
This is a full-time, long-term position, with a path to Head of Sales & Marketing.
Anticipated start: November 2026, ahead of the sales launch.
