Position Summary:


The Vice President of Custodial Services – Commercial Buildings is responsible for overseeing custodial operations across a portfolio of commercial properties. This role leads the development and execution of cleaning strategies that ensure a consistently high standard of cleanliness, tenant satisfaction, and regulatory compliance. The VP will drive operational excellence through strong leadership, vendor oversight, process optimization, and the implementation of best practices in commercial facility maintenance.



Key Responsibilities:



  • Provide executive leadership and direction for custodial operations across a portfolio of commercial buildings (offices, mixed-use properties, etc.).

  • Develop and implement custodial service standards, procedures, and quality control programs tailored to high-traffic commercial environments.

  • Direct and support site-level managers and teams to maintain cleanliness, appearance, and functionality of all common areas, restrooms, lobbies, elevators, and tenant spaces.

  • Oversee vendor management and contracted janitorial services, including RFPs, contract negotiations, and performance evaluations.

  • Service level agreements (SLAs) to track performance and tenant satisfaction.

  • Collaborate closely with property managers, maintenance teams, and security to coordinate building services.

  • Develop and manage departmental budgets, forecasts, and cost-control initiatives.

  •  Ensure operational efficiencies related to budgets, execution and delivery- Oversight of projects, staffing allocation, new customer relationships

  • Negotiate pricing, union contracts, and ensure operational compliance

  • Involvement with potential new accounts on pricing and bids



Qualifications:



  • 10+ years of custodial/facilities management experience, including 5+ years in a senior leadership role managing multiple commercial properties.

  • Proven track record in managing large, multi-site janitorial operations and vendor partnerships.

  • Experience managing budgets, contracts, and service level agreements.

  • Presence in Northern NJ is needed, along with NYC and parts of the East Coast. Occasional travel to the DMV and FL area.
