About The Role....

The primary purpose of the mortgage closer is to completes real estate escrow transactions by determining requirements; clearing titles; assembling, preparing, and reviewing closing documents; disbursing funds This will include efficient use of our technology systems to apply proper closing procedures for all types of first mortgages. The closer will prepare essential closing disclosure or lender figures and accurately prepare closing documents packages including closing instructions then send to settlement company. Closer responsible for review signed closing documents received from settlement agents for issuing funding approval. The closer will have knowledge of underwriting and compliance guidelines according to the CFPB and secondary market sources (FNMA/FHLMC, FHA and VA, private investors, and Private Mortgage Insurance products).

The closer will maintain a close relationship with all parties involved in the mortgage transaction due to the multitude of requirements and time that the loans are in closing. The closer will regularly use independent judgment/decision-making to look at ways to improve the closing process through information received from our members. The responsibility of member and all involved party's satisfaction lies heavily on the closer.

What You'll Do....

  • Work with closing schedules for all type of mortgage closings. Validate appropriate documentation as required by underwriting option, DU, or other automated underwriting or evaluation tools.
  • Prepare the closing disclosure and send to members.
  • Mortgage closer also review contracts, explain the closing costs of loans, titles and appraisals, and clarify fees added to property sales.
  • Record and analyze all closing documentation to ensure guideline compliance.
  • Determine and obtain acceptable methods of documentation and compensating factors with necessary.
  • Send written wire requests to accounting for purchase fundings.
  • Answer phone calls to settlement agent, attorneys and other third parties to obtain additional information required.
  • Drafts commitment letters, Closing disclosures, GFE's TILs and agency specific documents.
  • Maintain close communication with all escrows closing members and timely processing.
  • Responsible for data validation ensuring loans have been locked and fee reconciliation.
  • Obtain all conditions required by underwriter at closing.
  • Perform pre-funding and post funding quality control reviews.
  • Responsible for audit files closed by different closer.
  • Meet established productivity levels and turnaround times as set by CLO/Manager of Mortgage Services.
  • Perform various additional tasks as assigned.
  • Cross sell other credit union products and services to members.
  • Responsible for compliance to all BSA policies, procedures and regulations within area of responsibility.

The Knowledge, Skills and Abilities You'll Need....

  • Three years of mortgage industry experience or three years of closing experience.
  • A thorough knowledge of conventional and eventually FHA and VA underwriting guidelines and the ability to apply guidelines to individual loan files is necessary.
  • Overtime and flexible hours may be required to meet member's needs. A high school diploma or equivalent is required; bachelors' degree is preferred.
  • Courses in Real Estate, appraising, mortgage banking and communications would be extremely helpful.
  • Excellent communication skills (written, verbal, listening).
  • Excellent interpersonal skills.

  • Detail oriented and well organized.
  • Ability to handle multiple priorities and produce results.
  • Ability to work independently as well as part of a team.
