Part-time


Description

The Leasing & Grounds Specialist is a dual-role team member responsible for creating a welcoming, clean, and positive environment through high-quality grounds care and outstanding leasing performance. This individual ensures the property is well-maintained while providing prospective and current residents with superior customer service through the leasing process. The ideal candidate is organized, outgoing, dependable, and able to shift priorities between outdoor tasks and office responsibilities with ease.

Reports To: Service Supervisor

Supervises: No direct reports. Works laterally with other employees to ensure necessary tasks are completed.

Compensation: Non-Exempt/Hourly

Gillespie Group requires a background and drug screen as a condition of employment and passing of required physical testing. A valid driving license, vehicle, and current automobile insurance are required. The position requires individuals to furnish their own vehicle to fulfill all the job’s functions.

RESPONSIBILITIES & PROJECTS

Grounds & Maintenance Support

  • Daily trash pickup and curb/sidewalk cleanup
  • Weeding, watering, mulching, trimming shrubs, and maintaining flowers/rain gardens
  • Assist with light maintenance tasks and apartment prep (e.g., painting, touch-ups)
  • Inspect property for safety or maintenance needs and report issues to Service Supervisor
  • Complete seasonal property tasks such as snow removal, salting, and fall/spring clean-up
  • Conduct light checks and assist with minor exterior repairs
  • Maintain dumpster areas, dryer vents, and common area cleanliness
  • Routinely disinfect high-touch surfaces
  • Coordinate tasks with Service Supervisor and maintain strong team communication

Leasing & Office Support

  • Greet prospective residents and conduct property tours with professionalism
  • Match prospects to available apartment homes by communicating features and benefits
  • Facilitate the application process, lease generation, and resident onboarding
  • Follow up with prospects and current residents to maximize occupancy and renewals
  • Respond to phone, email, and in-person inquiries in a timely and courteous manner
  • Assist with marketing initiatives and monitor advertising effectiveness
  • Prepare resident communications and support property-wide events or notices
  • Work collaboratively with both office and service teams to support property goals
  • Contribute to property curb appeal and presentation for tours and inspections
  • Understand and apply Fair Housing laws in all leasing practices

Requirements

QUALIFICATIONS

  • High school diploma or equivalent
  • Prior experience in customer service, leasing, landscaping, or maintenance preferred
  • Ability to shift between physical work and office-based responsibilities effectively
  • Strong communication, organizational, and interpersonal skills
  • Ability to follow detailed instructions and multitask with changing priorities
  • Familiarity with property management software (preferred)
  • Valid driver’s license, insurance, and reliable vehicle required

Minimum Physical Expectations:

  • Ability to lift 25–50 lbs frequently; up to 100 lbs occasionally
  • Frequent standing, walking, sitting, bending, kneeling, climbing stairs, and using hands
  • Operation of tools and technology for grounds and office functions
  • Visual and auditory acuity to perform both leasing and maintenance duties
  • Specific vision abilities required include close vision, depth perception, and the ability to adjust and focus. Must hear and speak well enough to conduct business over the telephone or face-to-face (in English) for periods of time.

Minimum Environmental Expectations:

  • This position will require working indoors as well as outdoors
  • This is an in-person role and will report to the property for work
  • This position could face very stressful situations from time to time
