The Maintenance Technician role involves conducting routine maintenance tasks to ensure efficient and safe operation of building systems, both interior and exterior. This includes tasks such as carpentry, painting, plumbing, HVAC, masonry, roofing, and electrical repairs. Additionally, responsibilities include inspecting and repairing various building fixtures, maintaining grounds and common areas, responding to maintenance requests promptly, and communicating effectively with the leadership team about maintenance tasks and safety issues. The role also involves managing inventory, operating powered equipment, supporting cost-reduction efforts, ensuring compliance with safety regulations, maintaining records, and delivering excellent customer service. Moreover, scheduling regular maintenance appointments for organization vehicles and occasionally inspecting work performed by contractors are also part of the job.
RESPONSIBILITIES

Reviews and performs routine maintenance to ensure that both interior and exterior building systems operate efficiently, safely, and that the physical conditions of buildings do not deteriorate including carpentry, painting, plumbing, HVAC, masonry, roofing, mechanical, and electrical repairs
Inspect, test, troubleshoot, and perform basic repairs and general housekeeping on building fixtures including, but not limited to lights, locks, switches, outlets, faucets, toilets, hardware, filters, valves, fuses, pipes, paint, furniture, caulking, grouting, windows, doors, screens, walls, floors, gutters, drains, or other miscellaneous items
Care for and maintain grounds, common areas, parking lots, and lawns by picking up trash and debris, pressure washing, general cleaning, painting curbs, mowing, edging, weeding, trimming, planting, and fertilizing to ensure a well-groomed and safe environment
Respond to maintenance requests in a timely, friendly, and efficient manner to assess and repair equipment or fixtures
Communicate with leadership team on maintenance tasks and repairs completed, items that need further attention, major repairs that cannot be repaired internally, and report safety issues immediately
Operate powered equipment such as power tools, lawn equipment, pressure washers, etc
Manage inventory of replacement parts, tools, supplies, and materials needed for various repairs or projects, ordering and picking up supplies as needed
Garner multiple quotes for large projects to ensure competitive pricing strategies
Maintain cleanliness and organization of work areas, including proper use, cleaning, maintenance, and storage of all tools and equipment
Supports cost-reducing and expense control efforts by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment
Deliver excellent customer service with internal and external customers, vendors, and suppliers through in-person, email, and phone interactions answering questions and giving recommendations for maintenance
Schedule regular maintenance and repair service appointments needed for organization vehicles including oil changes, tire rotations, tune-ups, tire and brake replacements, and other necessary services
Monitor fire extinguishers, sprinkler systems; ensures compliance with Fire Authority and OSHA require
Maintain required records and prepare reports as requested for budgeting and financial purposes
May periodically inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required
May be periodically asked to complete projects or work for other departments
Assist in other areas of shelter, as needed
Requirements
QUALIFICATIONS
Must be at least 18 years old
Must have minimum of 3 years of general maintenance experience or related work experience
Must have valid Florida Driver’s license and good driving record
KNOWLEDGE, SKILLS, AND ABILITIES
Basic knowledge of a wide variety of maintenance trades to perform minor maintenance tasks such as carpentry, painting, plumbing, HVAC, masonry, roofing, mechanical, and electrical repairs to ensure that the buildings are properly maintained
Ability to understand and use basic hand, power, and electrical tools to complete job tasks in a safe manner
Ability to operate organization vehicles and heavy equipment, as needed
Knowledge of and ability to perform tasks on a computer using different software programs
Comfortable working with or near animals safely and humanely and to remain calm in stressful situations
Effective verbal, written, and interpersonal communication skills
Ability to collaborate with others and work effectively in a team environment
Strong attention to detail and ability to focus with distractions
Excellent ability to use good judgement in problem solving and decision making
Ability to take initiative and to work with minimal supervision and direction
Ability to attend educational courses to enhance knowledge
PHYSICAL AND MENTAL DEMANDS
Physical demands include extended periods of standing, walking, sitting, bending, stooping, crouching, reaching, handling, grasping, and coordination with constant lifting and carrying requirements of up to 50 lbs.
Visual acuity and depth perception is required for safe handling of tools and equipment
Work is sometimes performed in the small, enclosed spaces such as animal enclosures
Work requires the ability to maintain focus and composure while working under pressure, manage stress during difficult situations, and adapt quickly to resolve issues or conflicts
Work requires adaptively prioritizing tasks amidst shifting priorities and demands in a dynamic work environment
Work requires strong problem-solving and decision-making skills to address diverse challenges
WORK ENVIRONMENT
Most work is performed at the shelter and clinic of Pet Alliance which are noisy and distracting environments.
This job requires much of the work to be performed outside or movement in and out of buildings, which results in exposure to extremes in temperatures and atmospheric conditions including humidity, and frequent temperature changes.
Work environment involves exposure to potential hazards such as chemicals and power tools and equipment
Work environment may include occasional exposure to areas with poor ventilation or to fumes, and small or enclosed spaces.
The job requires frequent and routinely intense public contact as well as the ability to multi-task under conditions that can be described as extremely fast-paced/high volume and are potentially stressful on a routine basis
Travel is required up to approximately 25% of the time.
