Dwelling Place of Grand Rapids is looking for a part-time maintenance technician who shows pride in their work, effectively communicates with property management staff, and completes work orders to ensure their assigned properties meet established quality metrics. We are looking for someone who will display kindness, empathy, and respect to all residents in our Affordable Housing Communities. The maintenance technician is responsible to make timely physical repairs within apartments and common facilities including emergency, on-call, make-ready, preventative, inspection, routine, and resident requests. Additionally, maintenance staff are essential in maintaining building appearance and grounds. If you are dependable, punctual, and willing to learn, we encourage you to apply.
Summary: Maintains and repairs physical structures of apartment buildings and maintains grounds by performing the following duties.
Essential Duties and Responsibilities include the following: Other duties may be assigned.
· Performs work orders in a safe and timely manner, which may include, in order of priority, emergency, on-call, make-ready, preventative, inspection, routine or resident request repairs.
· Inspects property for improvements and repairs and review with supervisor; immediately reporting unsafe conditions.
· Maintains control for inventory and utilization of maintenance materials and supplies, operate and perform scheduled maintenance properly on all equipment.
· Responsible for keeping work area and tools clean and in order at all times.
· Assists in keeping property free of debris and rubbish at all times.
· Knows location and access to electric, gas, water, and all property shut-offs, meters, fire systems, and sewer clean outs.
· Shovels snow, removes ice, and applies ice melt to walks and driveways as conditions exist. Be immediately available in the event of snow.
· Assist Property Management or other staff and contractors when requested.
· Responsible for the security of the property at all times. Keeping all keys to the property in possession as appropriate, and refusing to give any unauthorized person “master” keys or access. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by Dwelling Place.
May be assigned the following grounds maintenance tasks:
· Landscaping responsibilities, such as: plant and cut lawns, trim and edge around walks; plant and care for flower beds; plant and prune bushes, trees, or shrubs; clean grounds, rake and bag leaves, and remove litter; water lawn, shrubs, and flowers when necessary; clean drainage ditches and culverts.
· Minor repairs and upkeep tasks, such as: repair fences, gates, walls, and walks; paints fences, stairs/stairwells, and outbuildings; maintain and repair grounds equipment.
· Operates snow removal equipment to maintain parking lots, driveways, and sidewalks; applies ice melt to public passageways as needed.
· Picks up and/or delivers items from vendors or donors.
Supervisory Responsibilities: This job has no supervisory responsibilities.

Requirements
· Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. · Education and/or Experience: High school diploma or General education degree (GED) and two or more years related experience and/or training.
· Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
· Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
· Reasoning Ability Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
· Professional Licenses, Certificates, Registrations: Valid Michigan Driver’s License.
· Other Skills and Abilities: Must be self directed, capable of working independently, and be responsible for completing assignments in a realistic time frame.
· Other Qualifications: Must have a reliable vehicle and be willing to transport hand tools, parts, and supplies during work hours. Must be willing and available to work on call rotation as needed.

Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
