What You’ll Do

• Perform proactive maintenance to address issues before they arise.
• Inspect residential floors and common areas daily.
• Ensure safety precautions are followed during work.
• Maintain professional working relationships with team members, Board of Directors, and residents.
• Paint and touch up common areas as needed, including inspections and reporting to the manager.
• Complete daily work orders in a timely and efficient manner.
• Perform casual labor such as lifting and moving heavy items while adhering to safety guidelines.
• Handle maintenance, replacement, and repairs, including:
  • Carpentry, sheetrock repair, electrical work, HVAC systems, and plumbing.
  • Painting, flooring, and mechanical components (e.g., valves, fire alarm systems, pumps, motors, AHUs).
• Use, maintain, and follow safety protocols for all equipment.
• Perform pool maintenance and chemical applications as needed.

Requirements

Knowledge and Experience

• Minimum two (2) years of experience in building trades, maintenance, or handy work.
• Prior experience in an HOA envionment is highly preferred.
• Proven expertise in various miscellaneous repairs.

Skills and Abilities

• Strong conflict resolution and customer service skills.
• Positive attitude and track record of delivering exceptional service.
• Effective written and verbal communication skills.
• Ability to detect auditory/visual emergency alarms and respond promptly.
• Proficiency in completing work orders and required forms.

Education and Certifications

• High School Diploma or equivalent required.
• Any certifications in HVAC, CPO, Electrical are much appreciated. 

Computer Skills

• Working knowledge of Microsoft Office applications: Word, Excel, and Outlook.

Physical Demands

• Ability to lift 50–100 lbs. using appropriate safety procedures.
• Stand for extended periods, work in tight spaces, and climb stairs and ladders.
• Work in various environmental conditions (e.g., heat, cold, rain).
• Navigate properties/buildings efficiently to meet job requirements.
• Perform repetitive motions with hands, wrists, and fingers.
