Finance Manager (Real Estate Funds)

A reputable Asia-Pacific real estate investment platform is seeking a Finance Manager to support the financial management and operations of a regional real estate fund portfolio. The role offers exposure to institutional-grade investment structures across multiple jurisdictions and involves close collaboration with internal stakeholders, investors, lenders, service providers, and advisors.

Key Responsibilities

Financial & Investor Reporting

• Review monthly, quarterly, and annual management accounts, as well as standalone and consolidated financial statements prepared by external fund administrators and service providers, ensuring compliance with IFRS and internal reporting standards.
• Coordinate annual audits, tax filings, and statutory compliance requirements across various entities within the fund structure.
• Support the preparation of investor reporting packages, including financial analysis, performance commentary, presentation materials, and responses to investor queries.
• Prepare and review lender reporting requirements, debt covenant calculations, compliance certificates, and other financing-related submissions.

Fund Operations & Treasury Management

• Monitor cash flow positions, liquidity requirements, financing obligations, and covenant compliance across fund, holding company, and SPV levels.
• Coordinate capital calls, investor distributions, intercompany funding arrangements, shareholder loans, and cash movements throughout the investment structure.
• Oversee payment processing, banking administration, treasury controls, and KYC/AML requirements in partnership with banks and external service providers.
• Maintain strong financial controls, reporting timetables, and process documentation to ensure efficient and scalable fund operations.

Corporate Governance & Transaction Support

• Manage corporate governance matters for investment entities, including board resolutions, statutory filings, entity maintenance, and liquidation processes where required.
• Support investment-related activities such as acquisitions, divestments, refinancing exercises, and asset management initiatives from a finance and reporting perspective.
• Collaborate with internal teams and external advisors on transaction execution, structuring considerations, and post-completion requirements.

Requirements

• Degree in Accounting, Finance, or a related discipline, with a professional qualification such as CPA, CA, ACCA, or equivalent preferred.
• At least 8 years of relevant experience in fund finance, real estate investment management, private equity, audit, or transaction advisory environments.
• Strong technical knowledge of IFRS, including consolidation across complex multi-entity and cross-border structures.
• Experience working with investment vehicles, holding companies, and SPVs within a fund environment.
• Good understanding of fund operations, financing arrangements, and tax considerations, including corporate income tax, withholding tax, and indirect taxes.
• Prior experience in a Big 4 audit firm or exposure to real estate funds and alternative investments will be advantageous.
• Highly detail-oriented, hands-on, and capable of managing multiple priorities in a dynamic and lean team environment.
