ACMV Service Manager

Job Summary

We are seeking an experienced and results-driven ACMV Service Manager to lead our Service & Maintenance Department. The successful candidate will oversee the day-to-day operations of the service team, ensure contractual obligations are met, maintain excellent customer relationships, and drive operational excellence across multiple commercial, industrial, and government projects.

This role requires strong leadership, technical expertise, and business acumen to improve service quality, team performance, customer satisfaction, and profitability.

Key Responsibilities

• Lead and manage the ACMV Service Department, including Service Engineers, Supervisors, Technicians, and subcontractors.
• Plan, organize and oversee preventive maintenance, corrective maintenance, emergency breakdown services, and annual servicing works.
• Ensure all service contracts are delivered in accordance with contractual KPIs, safety regulations, and company quality standards.
• Develop maintenance strategies to improve system reliability, energy efficiency, and customer satisfaction.
• Provide technical guidance and troubleshooting support for complex ACMV systems, including Chillers, VRV/VRF Systems, AHUs, FCUs, Ventilation Systems, Cooling Towers, Pumps and Control Systems.
• Review technical reports, service reports, quotations, maintenance proposals and method statements before submission to clients.
• Manage manpower allocation, service scheduling, overtime planning and resource utilization.
• Monitor department performance, service response time, productivity, and profitability through KPIs.
• Build and maintain strong relationships with clients, consultants, building owners and facility managers.
• Attend site meetings and resolve technical or contractual issues promptly.
• Identify opportunities for contract renewal, variation works, upgrading projects and additional maintenance services.
• Work closely with the Sales and Projects teams to support business development initiatives.
• Manage departmental budgets, cost control, procurement planning and inventory utilization.
• Ensure compliance with Workplace Safety & Health (WSH), BCA, MOM and environmental regulations.
• Lead incident investigations, implement corrective actions and continuously improve service delivery processes.
• Coach, mentor and develop service engineers and technicians through regular technical training and performance reviews.
• Drive digitalization initiatives, including CMMS, IoT monitoring platforms and predictive maintenance solutions.

Requirements

• Degree or Diploma in Mechanical Engineering, Building Services Engineering, Electrical Engineering or related discipline.
• Minimum 8–10 years of relevant ACMV service and maintenance experience.
• At least 3–5 years of managerial or team leadership experience.
• Strong technical knowledge of commercial and industrial ACMV systems.
• Experience managing service contracts, maintenance operations and customer accounts.
• Familiar with Singapore building regulations, BCA requirements and Workplace Safety & Health practices.
• Strong leadership, planning, problem-solving and decision-making skills.
• Excellent communication and stakeholder management abilities.
• Proficient in Microsoft Office and service management software/CMMS systems.
• Class 3 Driving Licence is an advantage.

Preferred Experience

• Experience handling government, healthcare, commercial or industrial maintenance contracts.
• Knowledge of energy management, IAQ solutions and smart building technologies.
• Experience in contract budgeting, P&L management and business development.
• Familiarity with ISO 9001, ISO 45001 and ISO 14001 management systems.
