1. Maintenance & Servicing

• Routine Inspections : Conduct regular, scheduled check-ups on compressors, condensers to ensure units are running efficiently.
• System Cleaning : Wash coils, clear condensation drain lines of debris, and replace or clean air filters
• Parts Lubrication & Calibration : Oil moving parts, measure refrigerant levels, and calibrate thermostats and control settings

2. Troubleshooting & Repairs

• Fault Diagnosis : Analyze electrical, mechanical, and refrigerant-related issues when systems underperform or fail.
• Component Replacement : Swap out broken or worn-out parts like capacitors, contactors, fan motors, and printed circuit boards (PCBs).
• Emergency Response : Promptly address system breakdowns to restore cooling and heating

3. Equipment Installation & Upgrades

• Equipment Setup : Mount units, connect piping and wiring, and ensure installations align with local building and safety codes.
• System Adjustments : Perform pressure leak tests, safely handle and charge refrigerants (e.g., checking gas levels)

4. Administrative & Safety Management

• Record Keeping : Maintain accurate logs of maintenance activities, parts utilized, and service calls within the building’s Facility Management Work Order System.
• Inventory Control : Monitor spare parts and equipment stock, submitting requisitions to management when supplies run low.
• Safety Compliance : Adhere to strict health and safety standards, particularly when managing electrical components or dealing with structural aircon brackets.
