BIM Lead / Senior Specialist (Signage & Wayfinding)

Job Purpose

We are seeking a versatile anddetail-oriented BIM Lead / Senior Specialist specializing in Signage andWayfinding to drive our digital construction and modeling workflows. In thisrole, you will bridge the gap between large-scale architectural structures andhigh-precision visual communication assets.

Depending on your experience tier, youwill act as both a hands-on author of data-rich models and a technicalcoordinator—translating 2D graphic design concepts into clash-free,fabrication-ready 3D models that seamlessly integrate with structural, architectural,and MEP systems.

Key Responsibilities

1. 3D Modelling & Smart Family Creation (LOD 300 - 400)

• Model Authoring: Build and audit highly detailed BIM models for all signage typologies (e.g., wayfinding directories, lightboxes, totems, claddings, and digital displays) using Autodesk Revit.
• Parametric Libraries: Create and maintain company-wide smart Revit families, templates, and shared parameters.
• Metadata Input: Embed critical technical data into objects, including structural weights, electrical/LED loads, IP ratings, and material finishes.

2. Coordination, Clash Resolution & Validation

• Clash Management: Run spatial coordination and clash detection in Navisworks to resolve conflicts between signage and MEP/structural elements.
• Visibility Simulation: Simulate pedestrian and vehicular fields of view to verify signage placement, scale, and optimal visibility.
• Project Liaison: Act as the primary BIM contact to align design intent and constructability with architects, main contractors, and engineers.

3. Documentation, Data & Handovers

• Data Standards: Manage sign location plans, asset tagging, and parameter inputs following project BEPs and ISO 19650 standards.
• Extraction & Scheduling: Generate 2D construction drawings, elevation details, and precise asset schedules directly from models for smooth COBie handovers.
• Quantity Take-Offs: Extract automated, precise material take-offs from models to support procurement and commercial tender teams.
• As-Built Maintenance: Update models based on site variations, structural deviations, and final measurements for accurate digital handovers.

4. Process Automation & Compliance

• Automation: Develop Dynamo scripts or custom routines optimized for signage modeling automation.
• Regulatory Compliance: Ensure all models strictly adhere to Singapore's BCA BIM submission guidelines and local accessibility codes.

Requirements & Qualifications

• Education: Degree, Diploma, or Certificate in Architecture, Civil/Structural Engineering, Architectural Technology, or a certified BIM/Revit modeling discipline.
• Experience: Minimum 3 to 5+ years of hands-on BIM modeling and execution experience. Direct exposure to large-scale signage, wayfinding, interior fit-outs, or architectural steel/metal detailing is highly preferred.
• Software Mastery: High proficiency in Autodesk Revit and Navisworks Manage is mandatory. Strong familiarity with Autodesk Construction Cloud (ACC) / BIM 360 and AutoCAD is highly preferred.
• Technical Skills:
• Strong understanding of how to set up Revit sheets, views, complex parametric families, and data schedules.
• Knowledge of Dynamo or Python is highly advantageous.
• Solid grasp of structural connections, metal fabrication details, and electrical containment layouts.
• Soft Skills & Attributes: Sharp attention to graphic detail, meticulous data entry habits, excellent spatial awareness, and strong communication skills to align multidisciplinary teams.

We are open to hiring at either the BIMModeller, Senior Modeller, or BIM Lead/Manager track. Finaljob title offer will be dependent on candidate's technical depth, years ofexperience, and leadership capabilities.
