Operational Management

• Plan, organize, and oversee daily operations across assigned residential strata developments
• Ensure consistent delivery of high-quality property management services to all clients
• Conduct regular site inspections to maintain property standards and identify maintenance requirements
• Implement and maintain operational management systems in accordance with established organizational standards
• Prepare and present management proposals for prospective clients

Team Leadership & Development

• Supervise, guide, and mentor property management staff across multiple sites
• Conduct performance appraisals and annual salary reviews for direct reports
• Participate in recruitment and selection processes for team members
• Organize and allocate resources effectively across portfolio
• Prepare staff rosters ensuring adequate coverage during holidays and absences
• Facilitate regular team meetings to ensure communication and alignment

Compliance & Governance

• Ensure full compliance with Building Management and Strata Management Act requirements
• Attend all council meetings and general meetings for management corporations within assigned portfolio
• Advise councils on legislative provisions relating to property management
• Review all contracts, agreements, and insurance policies three months prior to expiry
• Vet all outgoing correspondence and meeting minutes for accuracy and compliance

Financial Management

• Approve and authorize payment of outgoings including taxes and operational expenses
• Arrange annual audits of accounts for all properties under management
• Recommend appropriate actions against payment defaulters in coordination with legal counsel
• Monitor budgets and financial performance across portfolio

Strategic Planning

• Plan and recommend periodic and preventive maintenance programs
• Assist senior management in establishing departmental policies and strategic direction
• Identify opportunities for service improvements and operational efficiencies
• Support business development initiatives through proposal preparation and client presentations

Requirements:

• Diploma in Building Management, Property Management, Facilities Management, or related building discipline
• Minimum 5 years of progressive experience in strata residential property management
• Proven experience managing teams in similar-sized residential developments
• Comprehensive knowledge of Building Management and Strata Management Act
• Demonstrated ability to manage multiple properties simultaneously
