Contract Manager (Building / A1 Main Contractor)

Reputable building construction company seeking a Contract Manager to oversee the commercial and contractual management of construction projects, ensuring projects are delivered within budget while minimizing contractual and commercial risks.

Responsibilities

• Manage all contractual and commercial aspects of building construction projects from tender to final account.
• Review, draft, negotiate, and administer main contracts, subcontracts, and consultancy agreements.
• Lead the tendering process, including procurement, subcontractor evaluation, and contract award.
• Manage project budgets, cost control, valuations, variations, progress claims, and final accounts.
• Prepare and assess Extension of Time (EOT), variation, and contractual claim submissions.
• Provide contractual advice and commercial support to project teams throughout the project lifecycle.
• Identify contractual risks and implement appropriate mitigation strategies.
• Liaise with clients, consultants, subcontractors, and suppliers to resolve contractual and commercial issues.
• Support dispute resolution, including negotiations, adjudication, arbitration, and litigation where required.
• Ensure compliance with contractual obligations, company policies, and relevant statutory requirements.

Requirements

• Bachelor's Degree in Quantity Surveying, Building, Construction Management, Civil Engineering, or a related discipline.
• Minimum 8 years of experience in contract management, quantity surveying, or commercial management within the building construction industry.
• Strong knowledge of construction contracts such as PSSCOC, SIA, FIDIC, NEC, JCT, or other standard forms.
• Proven experience in tendering, procurement, cost management, contract administration, variations, claims, EOT, and final accounts.
• Good understanding of construction law, commercial risk management, and dispute resolution.
• Strong negotiation, analytical, and stakeholder management skills.
• Proficient in Microsoft Office and contract/commercial management software.

Preferred Experience

• Experience managing high-rise residential, commercial, mixed-use, institutional, or industrial building projects.
• Familiarity with Singapore construction practices and BCA requirements.
• Experience leading commercial teams and managing multiple projects concurrently.
