Job Summary

Our client seeks a motivated Property Operations Manager/Assistant Manager to lead operations of a Grade A commercial property, ensuring exceptional service and operational excellence.

Responsibilities

• Manage full OPEX and CAPEX cycles by preparing budgets, securing approvals, overseeing tenders, and controlling costs to optimize financial performance.
• Lead daily property operations including strategic planning, preventive maintenance, and building enhancement projects to ensure asset reliability and tenant satisfaction.
• Direct capital upgrade initiatives, asset improvements, and critical repair or replacement programs to maintain property standards and value.
• Enforce compliance with all statutory, regulatory, and workplace safety requirements, including the WSH Act, to maintain a safe and lawful environment.
• Update and implement the Tenant Fit-Out Guide, coordinating effectively across departments to support retail and office fit-out works.
• Manage tenancy activities such as fit-outs, alterations, reinstatements, move-ins/outs, handovers, and tenant service requests to ensure seamless tenant experiences.

Required competencies and certifications

• Bachelor’s degree from a recognised university, ideally in Building Management, Facilities Management, or equivalent.
• Minimum 5 years of supervisory experience in property or estate management, preferably in large-scale commercial or mixed-use retail properties.
• Proficiency in reading and interpreting technical and structural drawings, including as-built plans.
• Outstanding written and verbal communication skills to engage confidently with diverse stakeholders.

Preferred competencies and qualifications

• Green Mark Accredited Professional qualification and hands-on sustainability experience.
• Demonstrated success in tenant relations within Grade A office settings.
