SENIOR QUANTITY SURVEYOR / COMMERCIAL MANAGER

TCA Design & Build | Singapore | Full-Time

TCA Design & Build is a BCA-licensed design-and-build firm specialising exclusively in high-end landed residential projects — bungalows, GCBs, semi-detached houses, terraces, full rebuilds, and A&A works. We handle everything in-house: design, authority submissions, structural coordination, construction, M&E, and interior design.

We are looking for a Senior QS who will take full ownership of TCA's commercial function. This is not a support role. You will be the only commercial professional on the team and you will be accountable for every number that leaves TCA's office.

What you will own:
Preliminary cost estimates for new projects from SketchUp models and partial scopes — not just completed BQs. Full tender packages to subcontractors and suppliers. Price benchmarking and negotiation. VO preparation, pricing, and client approval. Progressive payment claim review. Cost-to-completion tracking across all active projects. Client-facing cost presentations without the director in the room. Margin protection reporting to the Director weekly.

What you must bring:
Minimum 6–7 years QS experience in Singapore construction. Singapore landed residential or bungalow rebuild experience is non-negotiable — applications without this will not be reviewed. Ability to produce a preliminary cost estimate from a partial scope with assumptions, exclusions, risk flags, and questions — not a request for more drawings. Working network of landed residential subcontractors, RC suppliers, M&E contractors, and material vendors. Confident handling of SIA contracts, payment claims, retention, VOs, and final accounts. Able to explain a cost breakdown to a client directly and hold the room.

You will not be a fit if:
Your experience is condo, commercial, or ID fit-out only. You need a complete BQ before you can price anything. You have never managed a VO. You cannot explain a cost breakdown without the director present.
