Position Description

General Atlantic is looking to hire an Analyst to support the Actis Southeast Asia Real Estate team, based in Singapore. This is a small, high-ownership team investing in real assets across the region: the Analyst will work on live transactions from first screen through to structuring, financing, asset management and exit, rather than a single slice of the process.

You will build and own the models that underpin pricing and structuring decisions, run defined diligence workstreams with external advisers, and draft the memoranda that go to Investment Committee.

The work is quantitative, commercially exposed and visible to senior members of the firm from day one.

Responsibilities

• Build and own asset- and platform-level financial models — development and operating cash flows, project finance debt sizing, joint venture waterfalls and returns analysis — and run the sensitivities that inform pricing and structuring decisions


• Draft investment memoranda and Investment Committee presentations, translating diligence findings into a clear investment case with risks and mitigants set out plainly


• Run defined due diligence workstreams end to end — commercial, technical, legal, tax and insurance — coordinating external advisers, tracking issues to resolution and escalating what matters


• Support capital structuring and debt raising, including lender materials, base and downside cases, and covenant and debt service coverage analysis


• Maintain the team’s market evidence base: supply and demand, rents and yields, land pricing, comparable transactions, buyer appetite and exit routes across the region


• Conduct proprietary primary research through calls with operators, developers, occupiers, consultants and other industry contacts


• Work alongside Managing Directors, Principals and portfolio company management on value creation — budget review, capital expenditure tracking, performance reporting and asset-level initiatives


• Support origination: screening opportunities, preparing early-stage pricing views and keeping the pipeline current

The First Twelve Months

By month three you should be able to build a development cash flow model from a blank sheet and defend the assumptions in it. By month six you should be running a diligence workstream with limited supervision and drafting sections of an Investment Committee paper. By month twelve you should be the person on the team who knows the market data best, and be trusted to take an adviser call alone.

Qualifications

Required

• Bachelor’s degree, preferably in Finance, Business, Accounting, Economics, Engineering or a related field


• 2-3 years of relevant experience strongly preferred (investment banking or private equity preferred; consulting or relevant operating experience will also be considered)


• Superior financial modelling skills: able to build, audit and stress-test complex models from a blank sheet with minimal guidance


• Strong understanding of accounting principles and the ability to read financial statements critically


• Strong analytical ability, sound commercial judgement and professional maturity


• Advanced Microsoft Excel; strong PowerPoint and Word


• Verbal and written fluency in English


• Comfortable with regular travel across Southeast Asia

Preferred

• CFA Level II or Level III candidate or charterholder, or comparable evidence of quantitative discipline


• Exposure to real estate, infrastructure, project finance or another real asset class — including development, construction or operating assets


• Experience working directly with external advisers, lenders or joint venture partners


• An additional Southeast Asian language (Vietnamese, Bahasa Malaysia or Indonesia, Thai or Mandarin) is advantageous, but not required
