APAC Real Estate Analyst, Singapore

Responsibilities：

Assist the Regional APAC Real Estate Director in developing a comprehensive macro property strategy across APAC markets, ensuring timely completion of regional network planning to support new store development.

Lead the analysis and evaluation of potential new store locations, including site assessment, market catchment analysis, and sales forecasting.

Gather and analyse market and competitor data, conduct research on various regional business districts and communities, and generate strategic insights to support new store development projects. 

Produce evaluation and analysis reports, ensuring that new site selections align with company standards, and establish a database containing information on target area business districts, commercial entities, and community projects 

Serve as the primary contact for the company’s appointed data supplier, overseeing data delivery, data quality, and integration into analytical models.

Provide initial sales forecasts for all proposed new sites to the local property teams across APAC.

Review and validate new store proposals submitted by country teams, ensuring alignment with regional standards and strategic priorities.

Conduct a structured performance review approximately three months after each store opening, comparing actual results against forecasts and extracting insights.

Collaborate with relevant departments to ensure the successful opening of new stores 

 

Requirements:

Bachelor's degree in Real Estate, Geography, Business Administration, or data-related field

Minimum 4 years of experience in real estate analysis, network planning, site evaluation, or asset management. Offered managerial position will depend on experience.

Strong analytical skills with hands-on experience in data manipulation, linear regression, sales modelling

Deep understanding of real estate markets, retail expansion strategy and site selection principles.

Excellent communication and presentation skills, with the ability to convey analytical findings clearly and concisely.

Ability to work effectively in a fast-paced environment, managing multiple projects simultaneously 

Proficient in Microsoft Excel, PowerPoint, and other relevant analytical tools.

Experience in the F&B sector is preferred; APAC exposure is an advantage but not mandatory.

Knowledge of GIS, Python, or SQL is a plus but not required.
