Business Development Manager - Mechanical Access Control (MAC) Division

We are seeking an experienced and hands-on professional to lead our Mechanical Access Control (MAC) division. The successful candidate will be responsible for managing the full project lifecycle, from specification development and tender support through sales, project execution, client management, and operational leadership.

The role requires strong technical knowledge of doorhardware, access control systems, ironmongery, and construction project management, togetherwith the ability to manage stakeholders, consultants, contractors, suppliers, and clients.


Roles & Responsibilities

Business Development & Specification Support

• Work closely with architects, consultants, developers, and project stakeholders to develop
• project specifications.
• Support tender preparation and specification submissions.
• Develop hardware schedules, ironmongery schedules, and door function requirements.
• Provide technical consultation and product recommendations.
• Maintain relationships with consultants and project teams throughout the tender process.

Sales & Pre-Contract Support

• Support the sales team with technical proposals and quotations.
• Participate in client meetings and presentations.
• Assist in project costing, budgeting, and tender submissions.
• Build and maintain strong customer relationships to secure project awards.

Project Management

• Lead projects from handover through completion.
• Develop project schedules and execution plans.
• Coordinate with clients, contractors, consultants, suppliers, and subcontractors.
• Monitor project progress, budgets, quality, and timelines.
• Attend coordination, progress, and safety meetings.
• Ensure timely project delivery and handover.

Site Operations & Execution

• Supervise installation activities and site operations.
• Ensure works are executed according to specifications and project requirements.
• Coordinate testing, commissioning, and inspections.
• Manage project documentation and statutory submissions.
• Resolve technical and operational issues on site.

Quality, Safety & Compliance

• Ensure compliance with company quality standards and project specifications.
• Implement and monitor workplace safety requirements.
• Ensure all required testing, certifications, and authority approvals are obtained.
• Maintain proper project records and documentation.

Team Leadership

• Lead and mentor project and technical teams.
• Develop operational procedures and best practices.
• Manage resource planning and manpower allocation.
• Drive continuous improvement within the division.

Requirements (Essential)

• Diploma or Degree in Mechanical Engineering, Building Services, Construction Management, or related discipline.
• 8+ years of experience in construction, architectural hardware, access control, door systems, or related industries.
• Proven experience managing projects from tender through completion.
• Strong understanding of ironmongery, door hardware, locks, access control systems, and construction coordination.
• Experience dealing with architects, consultants, contractors, and developers.
• Strong communication and stakeholder management skills.

(Preferred)

• Experience with dormakaba, ASSA ABLOY, Allegion, GEZE, or similar access control and door hardware systems.
• Experience managing teams and business units.
• Familiarity with Singapore construction and safety regulations.
• Experience in specification writing and tender management.
