The Advisor's key responsibilities include providing technical expertise and advisory support across the following projects:[What you will be working on]
A. Phase 3 Rejuvenation project (visitor facing works)
Oversee and advise on the rejuvenation project from inception to completion
Consultation and Project Oversight : Understand needs and objectives to provide strategic recommendations and offer guidance throughout the project lifecycle to ensure effective management in these areas:
a) Planning and Design: Collaborate with architects, designers, and engineers to develop detailed plans and designs that meet expectations and adhere to regulatory standards.
b) Budget Management: Manage project budgets, ensuring that costs are controlled, and financial resources are utilised effectively.
c) Vendor Coordination: Oversee the selection and coordination of contractors, suppliers, and other vendors involved in the project.
d) Quality Control: Ensure that work is completed to high standards, addressing any issues or deviations from the plan promptly.
e) Compliance: Ensure that all activities comply with local building codes, safety regulations, and environmental standards.
f) Reporting: Provide regular updates to management and internal stakeholders on project status, timelines, and any potential risks or issues.
g) Problem Solving: Identify and resolve any challenges or obstacles that arise during the process, adjusting as necessary to keep the project on track.
B. Advisor to Admin & Estate Department
Provide guidance and advice on admin and facilities services delivery to the organisation and its tenants.
This includes:
Assessing current practices and recommending improvement
Aligning facilities operations and services with organisational goals and industry best practices
Focusing on Tourism Court's cyclical repair and improvement work.
Strategic Planning: Develop and plan for a Technical Due Diligence (TDD), an industry practice to conduct every 3 to 5 years, to determine the condition of all equipment and systems, including the building infrastructure, to ensure Tourism Court continues to remain safe and functional in accordance with industry best practices.
The primary focus will be on planning and implementing Tourism Court's cyclical repair and improvement works while maintaining efficient daily operations. Examples of cyclical repair
a) Lift upgrading
b) Upgrade of card access system to a biometric/QR code system.
Consultation: Provide advice on facilities-related issues and projects.
Compliance: Ensure facilities management practices comply with relevant laws, regulations, and safety standards.
Vendor Management: Evaluate and manage relationships with external vendors and service providers to ensure quality and cost-effectiveness.
Risk Management: Identify and mitigate risks related to facilities op
[What we are looking for]
a) Technical Expertise in Facilities Management: Minimum 15 years of hands-on experience in office/commercial building facilities management, with demonstrated ability to handle complex building systems and operational challenge.
b) Building Systems Knowledge: Strong understanding of:
Air Handling Units (AHUs) and HVAC systems
Building Automation Systems (BAS) programming and troubleshooting
Energy management and optimisation strategies
Control valves and airflow management systems
c) Preventive Maintenance Planning: Experience in developing and implementing cyclical maintenance programmes, particularly 5-year maintenance planning cycles
d) Problem-Solving Skills: Proven track record in identifying, diagnosing, and resolving building-related incidents and operational inefficiencies
e) Inspection and Assessment Capabilities: Ability to conduct thorough regular facility inspections and collaborate effectively Integrated Facilities Management (IFM) teams
f) Showing good business acumen, analytical thinking and judgement
g) Working effectively within STB to achieve results
h) Working effectively with stakeholders outside STB
i) Serving with heart, commitment and purpose
j) Being Innovative and learning continously
