The Role
We are looking for a leader to run DreamR, Ohmyhome's design and build arm, as its own commercial business unit. DreamR specialises in bespoke interior design and luxury renovations for residential and commercial properties across Singapore, and offers complete end‑to‑end solutions, from initial concept through to execution, serving discerning clients who demand exceptional craftsmanship, personalised service, and uncompromising quality. This is not a creative role – it is a commercial and operational leadership role for someone who can grow a premium brand, drive profitability, and run the entire operations of a design‑build firm with excellence. You will take full P&L ownership and operational command of DreamR. You will be responsible for growing DreamR’s revenue, ensuring sustainable profitability, and overseeing every aspect of its operations – from client acquisition and project sales to design team management, project delivery, vendor partnerships, and aftercare. Your focus is commercial: driving top‑line growth, protecting margins, and building a scalable, high‑performance business that upholds DreamR’s reputation for luxury and quality.
Key Responsibilities
Commercial Leadership & Growth
- Develop and execute the commercial strategy for DreamR, identifying target market segments (luxury residential, high‑end commercial, landed properties, condominiums) and positioning the brand as a premier choice in Singapore.
- Own the full sales funnel: lead generation (in collaboration with Ohmyhome’s marketing and cross‑sell channels), proposal development, closing high‑value contracts, and maximising average project value.
- Establish strategic partnerships with architects, developers, luxury real estate agencies, and premium material suppliers to drive referrals and cost advantages.
- Explore adjacent revenue opportunities such as design consultations, project management fees, or maintenance retainers.
Profitability & Financial Oversight
- Take full ownership of the DreamR P&L, including revenue targets, gross margin, operating expenses, and net profitability.
- Implement rigorous project costing, procurement controls, and change order management to protect margins without compromising on quality.
- Manage cash flow, work‑in‑progress, and payment milestones across multiple concurrent renovation projects.
- Provide monthly commercial and financial reports with clear variance analysis and action plans.
Operational Oversight (End‑to‑End)
- Oversee the entire project lifecycle: client consultation, concept design, technical drawings, permitting, procurement, construction, quality control, and final handover.
- Lead and coordinate internal teams including designers, project managers, site supervisors, and subcontractors – ensuring seamless communication and accountability.
- Develop and enforce standard operating procedures (SOPs) for design approvals, material selection, site safety, timeline management, and defect rectification.
- Maintain a vetted network of reliable subcontractors (carpentry, masonry, electrical, plumbing, painting, etc.) and negotiate favourable commercial terms.
Brand, Quality & Customer Experience
- Uphold DreamR’s premium positioning by ensuring every project meets or exceeds luxury standards. Maintain a client satisfaction rating that aligns with Ohmyhome’s 4.9‑star legacy.
- Handle escalations and complex client issues personally, turning challenges into opportunities for loyalty and referrals.
- Work with Ohmyhome’s marketing team to build DreamR’s portfolio, case studies, testimonials, and presence on multiple platforms.
Team Leadership & Culture
- Recruit, mentor, and retain a high‑performing team of designers, project coordinators, and operations staff. Instill a culture of commercial discipline, accountability, and client obsession.
- Set clear KPIs for sales conversion, project margin, on‑time delivery, and client satisfaction. Conduct regular performance reviews.
- Foster collaboration with the broader Ohmyhome ecosystem (e.g., property agents referring renovation packages to home buyers).
Who You Are
- You have 8–12 years of experience in senior operational or GM roles, ideally within interior design, renovation, construction, or home services. You understand how to run a project‑based service business profitably.
- You have direct experience managing a P&L in a small to mid‑sized business unit. You know your margins, your unit economics, and how to drive both revenue and cost discipline.
- You can build scalable processes for a creative industry – balancing design freedom with commercial rigour. You lead teams with clarity and respect.
- You understand that in luxury design, quality is non‑negotiable, but profitability is the foundation of sustainability. You know how to say “yes” to clients without eroding margins.
- As a leader, you will wear many hats. You thrive in a fast‑paced, execution‑focused environment.
- You understand local regulations (BCA, fire safety, condo management requirements), supply chains, and client expectations for luxury residential and commercial projects.
