Senior Contracts Executive

We are looking for a Senior Contracts Executive cum Project Manager to manage both commercial andproject coordination matters for residential construction, renovation, A&A,interior fit-out, carpentry, and builder works projects in Singapore.

The ideal candidate should have strong QS experience and hands-on project coordination ability. He or she must be able to handle quantity take-off, quotations, procurement, subcontractor management, variation claims, progress claims, cost control, site coordination, client liaison, and project close-out.

Key Responsibilities

• Prepare quantity take-off, cost estimates, quotations, BOQs, and cost breakdowns.
• Review drawings, specifications, scope of works, and tender documents.
• Source and compare supplier and subcontractor quotations.
• Prepare quotation comparison sheets and procurement recommendations.
• Assist in contract administration, subcontract agreements, purchase orders, and variation orders.
• Prepare and track progress claims, variation claims, and final accounts.
• Monitor project budgets, actual costs, committed costs, and profit margins.
• Manage site coordination, subcontractors, project schedules, materials, and work progress.
• Attend site meetings and liaise with clients, consultants, designers, suppliers, and subcontractors.
• Resolve site issues and ensure works are completed according to approved drawings, quality standards, timeline, and budget.
• Verify subcontractor claims, supplier invoices, and supporting documents.
• Maintain proper commercial and project records, cost reports, claim registers, procurement logs, and site documentation.

Requirements

• Diploma or Degree in Quantity Surveying, Building, Construction Management, Civil Engineering, Mechanical Engineering, Architecture, Interior Design, or related discipline.
• Minimum 4 to 7 years of QS / contracts / project coordination experience.
• Experience in Singapore residential, landed, condominium, renovation, A&A, reconstruction, interior fit-out, carpentry, or builder works preferred.
• Able to read architectural, structural, M&E, ID, and carpentry drawings.
• Strong knowledge of costing, procurement, variation claims, progress claims, final accounts, and site coordination.
• Good Excel, reporting, negotiation, communication, and project management skills.
• Detail-oriented, hands-on, commercially minded, and able to work independently.
