Senior Project Manager

Job Overview

We are seeking a seasoned Senior Project Manager with proven experience exclusively in landed residential construction projects. The ideal candidate is a hands-on leader capable of managing the full project lifecycle — from ground-breaking to final handover.

This role requires strong expertise in site management, budgeting, scheduling, and team leadership, specifically tailored to the complexities of landed property developments.

Key Responsibilities

Project Leadership

• Lead and manage the full construction process for landed residential projects

• Ensure projects are delivered on schedule, within budget, and to required quality standards

Site & Team Management

• Oversee site teams, subcontractors, and suppliers

• Mentor and guide junior project engineers and coordinators

Budget Control

• Manage project costing and cash flow

• Evaluate progress claims and variation orders

• Optimize resource allocation to maximize profitability

Schedule Management

• Develop and monitor detailed project schedules (MS Project)

• Identify potential risks (weather delays, material shortages, etc.)

• Implement immediate corrective actions when required

Stakeholder Coordination

• Act as main liaison between clients, architects, engineers, and consultants

• Facilitate smooth communication and resolve site issues effectively

Quality Assurance & Safety

• Conduct regular site inspections to ensure workmanship meets specifications

• Enforce strict compliance with safety regulations

Regulatory Compliance

• Coordinate with QPs (Architect/Engineer) to ensure works comply with approved plans

• Manage inspections and approval processes with BCA

Problem Solving

• Handle unforeseen site challenges (e.g., soil issues, structural discrepancies)

• Provide practical and immediate solutions

Documentation

• Prepare progress reports, meeting minutes, and handover documentation

Requirements

Qualification

• Diploma or Degree in Civil Engineering, Construction Management, or related field

Experience

• Minimum 12–15 years in construction

• At least 5 years specifically in landed residential projects

• Experience in high-rise condos or hotels will NOT be considered

Technical Skills

• Proficient in MS Project, Excel, and project management software

• Strong knowledge of local building regulations and safety standards for landed properties
