Senior Project Manager

Job Overview:

We are seeking a seasoned Senior Project Manager with extensive experience in landed residential projects (Terrace, Semi-D, bungalow). The ideal candidate is a hands-on leader capable of managing the full project lifecycle, from groundbreaking to handover. This role requires a strong background in site management, budgeting, and team leadership, specifically tailored to the complexities of landed property construction.

Key Responsibilities:

• Project Leadership: Lead and manage the entire construction process for landed residential projects, ensuring strict adherence to schedule, budget, and quality standards.
• Site & Team Management: Oversees site teams, subcontractors, and suppliers. Provide mentorship to junior project engineers and coordinators.
• Budget Control: Manage project costs, evaluate progress claims, control variations, and optimize resource allocation to maximize profitability.
• Schedule Management: Develop and monitor detailed project schedules (using MS Project), identify potential risks (e.g., weather delays, material shortages), and implement corrective actions immediately.
• Stakeholder Coordination: Act as the primary point of contact for clients, architects, engineers, and consultants. Facilitate smooth communication and resolve site conflicts efficiently.
• Quality Assurance: Conduct rigorous site inspections to ensure workmanship meets specifications. Enforce strict safety protocols in compliance with local regulations.
• Regulatory Compliance: Coordinate with QPs (Architect/Engineer) to ensure all works align with approved plans and authority requirements. Manage the inspection and approval process with BCA.
• Problem Solving: Address unforeseen site challenges (e.g., soil conditions, structural discrepancies) with practical, immediate solutions.
• Documentation: Prepare progress reports, site meeting minutes, and handover documentation for management and clients.

Requirements:

• Qualification: Diploma or Degree in civil engineering, construction management, or related field.
• Experience: Minimum 12-15 years of construction experience, with at least 5 years focused specifically on landed residential projects. (Experience with high-rise condos or hotels will NOT be considered).
• Skills: Proficient in MS Project, Excel, and project management software. Strong knowledge of local building regulations and safety standards for landed properties.
• Personal Attributes: Strong leadership, crisis management, and negotiation skills. Ability to work under pressure and make decisive on-site decisions.
