Analyst, Investment, Asset & Development Management

This is an exciting time to join a high-conviction, founder-led real estate platform with a multi-billion AUM portfolio spanning retail, hospitality, commercial, mixed-use, and integrated real estate-healthcare assets across Singapore and the region.

Unlike larger institutional platforms where junior hires are pigeonholed into a single asset class or workstream, you will gain genuine breadth of exposure from day one — across asset classes, across the full investment lifecycle (sourcing, underwriting, execution, asset management, and exit), and across geographies. The role offers direct involvement in complex and distinctive projects, including integrated eldercare and healthcare developments, mixed-use precinct repositioning, and cross-border investment opportunities — the kind of work that builds a real estate professional, not just a process operator.

The role reports into the Head of IADM and works closely with senior team members on live deals and live assets. You will have senior visibility from day one — sitting in on investment discussions, contributing to materials that go to the CEO and Investment Committee, and observing how decisions actually get made at the top of a real estate platform. This is a learning seat for someone who wants to develop quickly, not a quiet seat.

Key Responsibilities

• Support the team in evaluating new investment opportunities across Singapore and the region.

• Perform financial analyses, structuring, and feasibility studies — including cash flow modelling, yield projections, and sensitivity analysis.

• Build and maintain financial and asset models to analyse portfolio performance at the property and portfolio level.

• Provide support in evaluating, planning, and steering assets under management to optimise investment returns.

• Assist in preparing recommendation papers for proposed acquisitions, divestments, and asset management initiatives.

• Conduct market research and prepare market reports — collecting, collating, and analysing property market performance data.

• Work alongside Property Managers and the broader IAM team to ensure asset business plans are executed diligently.

• Prepare asset reports, IC materials, and management updates as required.

• Any other duties as assigned.

Key Requirements

• Bachelor's degree in any relevant discipline — Real Estate, Finance, Business, Economics, or related field preferred.

• Fresh starters or early-career professionals are encouraged to apply; relevant internship experience in real estate, banking, or consulting is a plus.

• Prior exposure to property fund, real estate investment, or real estate development through internships or coursework will be an advantage.

• Good understanding of investment concepts — DCF, IRR, cap rates, returns analysis.

• Strong analytical and problem-solving skills, with high proficiency in Excel.

• High learning agility and intellectual curiosity — comfortable being thrown into the deep end on real work.

• Genuine interest in real estate, particularly in complex and integrated projects spanning real estate, hospitality, and healthcare.

• Strong written and verbal communication; able to prepare clear analysis and present it to senior audiences.

• Resilient, collaborative, and high-ownership — treats assigned work as if personally invested.

• Drive for results and ability to manage multiple workstreams under tight deadlines.
