Manager, Building Operations (Commercial Building)

Job Overview:

• We are seeking an experienced Manager, Office Operations to oversee the day-to-day operations and maintenance of a commercial office development in Singapore.
• This role is responsible for ensuring smooth building operations, regulatory compliance, tenant satisfaction, contractor performance, and leading the operations team to maintain a safe and efficient environment.

Responsibilities:

• Oversee the daily operations and maintenance of commercial office buildings.
• Lead and supervise the operations team to ensure smooth building operations.
• Manage preventive maintenance programmes and asset enhancement works.
• Oversee contractors, tenders, procurement and vendor performance.
• Prepare and manage CAPEX, OPEX and annual operating budgets.
• Ensure compliance with BMSMA, MCST by-laws and statutory requirements.
• Perform the role of Fire Safety Manager (FSM) and oversee emergency preparedness.
• Manage tenancy matters, fit-out works and stakeholder relationships.
• Support MCST matters, including Council meetings, AGMs and EOGMs.
• Prepare operational reports and drive continuous improvements.

Requirements:

• Diploma or Degree in Building, Facilities, Estate Management, Mechanical & Electrical Engineering, or a related discipline.
• At least 5 years of experience in commercial office building or mixed-use property management.
• Experience managing MCST properties with sound knowledge of the Building Maintenance and Strata Management Act (BMSMA).
• Possess a valid Fire Safety Manager (FSM) certification.
• Strong knowledge of commercial building operations, preventive maintenance, M&E systems and statutory compliance.
• Experience managing CAPEX, OPEX, tenders, procurement and service contracts.
• Experience handling AGMs, EOGMs and Management Council matters will be an advantage.
• Strong leadership, stakeholder management and communication skills.
• Proficient in Microsoft Office applications.
