ACMV Engineer-Up To $5,000 - Part-Time

• Working Hours: Mon - Fri, 830am - 6pm, Alternate Sat, 9am - 12pm.

• Job Description 

System Management & Operations The ACMV Engineer will oversee daily operations of all mechanical systems including air conditioning, mechanical ventilation, BMS controls, cooling towers, chillers, and associated equipment. This involves monitoring system performance through BMS platforms, analyzing operational data, and ensuring systems operate within optimal parameters for energy efficiency and occupant comfort. The role requires conducting regular system inspections, identifying potential issues before they become critical, and coordinating immediate responses to system failures or emergencies.

Maintenance Planning & Oversight Develop and implement comprehensive preventive maintenance programs for all ACMV systems. This includes creating detailed maintenance schedules, overseeing contractor performance, reviewing maintenance reports, and ensuring all work meets technical specifications and safety standards. The engineer will manage maintenance budgets, evaluate contractor proposals, and make recommendations for system improvements or replacements based on lifecycle analysis and performance data.

Technical Compliance & Standards Ensure all systems comply with local building codes, environmental regulations, and industry standards. This involves coordinating inspections with regulatory authorities, maintaining certification records, implementing energy efficiency initiatives, and ensuring indoor air quality meets health and safety requirements. The role includes staying current with evolving regulations and implementing necessary system modifications to maintain compliance.

Tenant Relations & Support Serve as the primary technical liaison between landlord and tenants regarding ACMV-related matters. This includes investigating and resolving comfort complaints, coordinating system modifications for tenant, providing technical guidance on tenant ACMV requirements, and ensuring tenant activities do not compromise building system performance. The engineer will also support lease negotiations by providing technical assessments of tenant requirements.
